The History of EMG

EMG (Evergreene Management Group) was established by PSC Development in 1985 to manage their multi-family affordable housing properties. Beginning with Hartland Apartments, EMG managed a wide range of affordable Section 42 properties throughout Utah.

In 2007, EMG began offering its management services to additional clients. Beginning with the Artspace communities in downtown Salt Lake City, EMG has continued to grow and currently manages over 3,000 residential units including affordable Section 42 and market rate units in Utah and New Mexico. In addition, EMG manages over 100,000 square feet of commercial space.

EMG, as it continues to grow, is committed to constant evaluation of its management processes and procedures to better serve its clients and to provide the most up-to-date and effective management possible. From new lease-ups to acquisition-rehabs, EMG has earned a reputation as a leader in property management.

Leadership Team

Wendy Pickering

President and Partner

Mrs. Pickering joined the EMG team in 2012 and became a partner in 2016. Mrs. Pickering oversees 3 Regional Managers and 1 Area Manager with EMG. She is responsible to ensure proper management, operations, policies and procedures, and growth of each EMG community by overseeing and working with Regional Managers, Owners, Investors, Corporate team, and Vendors.

Mrs. Pickering brings over 18 years of property management experience to EMG. She has extensive knowledge of market rate communities and has worked for both national and local property management companies bringing in a wealth of knowledge and experience. Mrs. Pickering is a licensed Real Estate Agent in the State of Utah.

Azure Howe

Chief Financial Officer and Partner

Mrs. Howe has been part of the EMG team since 2004 and became partner in 2012. She is responsible for the daily financial operations of each of the properties which includes the supervision of accounts payable, accounts receivable, and debt collection. Mrs. Howe prepares monthly financial reports necessary to meet the reporting requirements for each individual project.

Mrs. Howe is responsible for the processing of payroll, maintenance of the software utilized on-site, the identification and correcton of financial-related problems or concerns and the enforcement of policies and procedure that protect EMG and project owners against fraud and theft. She works closely with the independent auditors to ensure the most accurate financials possible. Mrs. Howe received a Bachelor’s degree from the University of Utah in 2006 and will achieve her Master's degree in December 2016.

Candace Swanger

Compliance Director and Partner

Ms. Swanger joined the EMG team in March 2009 as the Compliance Director and became a partner of the organization in 2012. She is responsible for ensuring all affordable housing communities are in compliance with local State and Federal regulations. She maintains an auditing system to ensure total program compliance and consistently updates all utility allowance and income limit documentation required by the IRS for each Section 42 property.

Ms. Swanger works with each State Housing Agency throughout the year and accompanies them to each annual onsite inspection to ensure total compliance. She understands the needs of individial State Agencies and Housing Authorities and has built an excellent relationship with auditors. She is a housing credit certified professional (HCCP-2002), a designation given by the National Association of Home Builders (NAHB) to individual who have exclusive experience in Section 42 Management.

Joanna Kerr

Regional Property Manager

Ms. Kerr has been active in the multi-family property management industry for over 20 years. Prior to joining EMG, Ms. Kerr managed commercial, residential and tax credit communities for national property management companies where she successfully directed all property operations.

Ms. Kerr will complete her Real Estate Agent Course in 2017 and currently holds and Associates Degree. Joanna brings a depth of skills and experience in asset management to EMG.

Shelly Radvin

Regional Property Manager

Mrs. Radvin joined EMG in 2015. She began her career in property management in early 1999 in the Greater Salt Lake City area. She has successfully overseen all aspects of multifamily market rate property management communities of various sizes. Mrs. Radvin is an extremely motivated and results driven management professional with exceptional communication and customer satisfaction skills. She has demonstrated her competence in both vendor negotiations and capital improvements. She has a proven aptitude in turnaround property management, increasing NOI, and exceeding owner and investor financial goals.

Mrs. Radvin has worked with both national asset mangement companies as well as local property management companies. Shelly is an Accredited Residential Manager (ARM), through The Institute of Real Estate Management (IREM), and is a current member of both the National and Utah chapters.

Candice Waldron

Regional Property Manager

Ms. Waldron has over 12 years in property management experience. She has extensive management experience in small and large market rate communities as well as several years of tax credit knowledge. Ms. Waldron was nominated for Manager of the year in 2011 with the UAA, holds her Good Landlord Certificate, as well as an Associate's Degree in Criminal Justice.

Candice has managed in 3 different states and has a unique ability to adapt to any market. Ms. Waldron has brought EMG her many talents with experience in lease up properties, rehab properties, photography, media design and fluency in two languages.

Crystal Fleming

Area Manager

Mrs. Fleming joined the EMG team in early 2015 and oversees our Northern Region communities consisting of 6 affordable and mixed use communities. She has a proven track record of achieving both financial and property specific goals set for her communities. Mrs. Fleming is results driven and motivated to exceed NOI expectations as well as providing communities with high standards and curb appeal. Her customer satisfaction based management philosophy and extensive Section 42 knowledge has provided a positive living enviornment with low turnover.

Mrs. Fleming holds an Associate's Degree in Business Management, will complete her Real Estate Agent Course in 2017, and has achieved her Good Landlord Certificate.

Zeljko Macura

Director Of Maintenance And Operations

As EMG's Director of Maintenance, Mr. Macura is responsible for technical support, relations with vendors, and all capital improvement projects. He oversees training of all maintenance technicians, providing them with necessary information to effectively maintain their communities. As he works closely with the partners and regional managers, his technical support contributes to the company's efficiently run maintenance operations.

Mr. Macura has been in various construction and maintenance positions over the span of twenty years. During this time he has worked as a construction manager, maintenance supervisor and maintenance director. His expertise has played a key role in the company's decision making process, including numerous capital improvements on several residential properties managed by EMG.
